Cebu Landmasters Deepens Ties with Japan’s NTT Urban Development for Major NCR Mixed-Use Project

Cebu Landmasters, Inc. (CLI) is expanding its strategic alliance with NTT UD Asia Pte. Ltd., a subsidiary of Japan’s NTT Urban Development Corporation (NTTUD), to undertake a landmark residential and retail mixed-use development in Metro Manila.

The new joint venture, to be carried out through CLI Luzon Ventures Inc., will develop a multi-phase, eight-tower Japanese-inspired condominium complex along a major thoroughfare in Pasig City within the National Capital Region (NCR). The project marks CLI’s continued geographic expansion into Luzon while reinforcing its leadership position across the Visayas and Mindanao.

The collaboration builds on the partners’ successful 2024 venture in Cebu, highlighted by the two-tower Wave Towers development in Cebu IT Park. The second partnership signals mutual confidence in execution capability, design philosophy, and long-term growth prospects in the Philippine property market.

Scheduled for launch by the end of 2026, the NCR development will integrate residential towers with curated retail spaces, emphasizing efficient layouts, sustainable building practices, and thoughtfully designed amenities. The project aims to blend Japanese-inspired aesthetics and development standards with CLI’s deep understanding of local market dynamics.

CLI Chairman and CEO Jose Soberano III described the partnership as a pivotal step in the company’s evolution into a national developer. He noted that the collaboration reflects shared values of discipline, quality, and long-term value creation, while introducing refined Japanese design principles into one of the country’s most competitive real estate markets.

NTTUD President and CEO Kou Ikeda likewise underscored the strength of the partnership, citing CLI’s execution track record and appreciation for Japanese culture demonstrated in their first Cebu project. He added that NTTUD intends to leverage its global expertise across residential and mixed-use developments to contribute fresh perspectives to Philippine urban communities.

NTTUD, a subsidiary of NTT Inc., one of Japan’s largest conglomerates, maintains a strong international presence across residential, office, and mixed-use developments. Its renewed commitment to the Philippines reflects confidence in sustained urbanization and residential demand.
