GERI Unveils Villa Scala, an 18-Hectare Luxury Beachside Residential Enclave at Nascala Coast
Megaworld subsidiary Global-Estate Resorts, Inc. (GERI) has announced the development of Villa Scala, an exclusive residential village set within the 116-hectare Nascala Coast township in Nasugbu, Batangas. Covering 18 hectares of gently rolling coastal terrain, Villa Scala marks the first residential development within the master-planned beachside estate and is positioned to become a signature address along the premium Nasugbu coastline.
Designed as a nature-oriented coastal community inspired by the Amalfi Coast, Villa Scala will feature 217 residential lots ranging from 407 to 1,081 square meters. Each lot is planned to offer expansive views of Nasugbu Bay, the West Philippine Sea, and surrounding mountain ranges, creating a seamless connection between land, sea, and landscape. According to Megaworld Global-Estate, Inc. First Vice President Rachelle P. Hernandez, the project aims to build a long-term coastal community that celebrates Nasugbu’s natural beauty while fostering a setting where families can thrive across generations.
A centerpiece of the development is the Villa Scala Clubhouse, dramatically positioned on a cliffside near the beach. Drawing from Positano-style Mediterranean architecture, the clubhouse combines contemporary minimalist design with the warmth of Southern Italian coastal living. Floor-to-ceiling glass walls frame panoramic sea and mountain views, while key amenities include a cantilevered infinity pool overlooking the coast, function rooms, a fitness center, and an open courtyard designed to maximize natural light and scenery.
Sustainability and livability are central to the village’s master plan, with nearly 40% of the area allocated to landscaped parks and open spaces. Roads will span up to 15 meters wide, and utilities will be supported by an underground cabling system to preserve unobstructed views. Development is slated to begin next year, with full completion targeted by 2032, and the project is expected to generate P7 billion in sales.
Strategically located about 2.5 hours from Metro Manila and one hour from Tagaytay, Nascala Coast is accessible via SLEX, CAVITEX, and the Ternate–Nasugbu Highway, with the upcoming Cavite–Batangas Expressway (CBEX) set to further enhance connectivity. As an integrated leisure estate, Nascala Coast will blend residential villages and beachside condominiums with commercial hubs, mixed-use centers, and lifestyle destinations, positioning it as a premier coastal township in Southern Luzon.
