Rockwell Land Takes Majority Control of Alabang Town Center, Expands Southern Retail Presence
Rockwell Land Corporation (PSE: ROCK) has acquired a majority controlling stake in Alabang Town Center, a 17.5-hectare mixed-use property in Muntinlupa City, marking a major expansion of the company’s commercial portfolio in southern Metro Manila.
Rockwell Land Chairman and Chief Executive Officer Nestor Padilla said the opportunity to redevelop the property aligns with the company’s long-term growth strategy. “Earlier this year, Mr. Francisco ‘Jun’ M. Bayot invited us to consider redeveloping Alabang Town Center. It presented a compelling opportunity for Rockwell Land to further expand our presence in the south of Metro Manila, particularly given the scale and long-term potential of the property,” Padilla said.
He expressed appreciation to Mr. Bayot and the Madrigal family for the transaction, noting that the company’s immediate priority is to ensure a seamless transition while laying the groundwork for the property’s redevelopment. “Our focus is on ensuring a smooth transition and planning its redevelopment,” Padilla added.
Rockwell Land is widely recognized for its flagship Rockwell Center Makati, anchored by the Power Plant Mall, one of the country’s premier retail and lifestyle destinations. The company has built a strong reputation for high-end retail development by integrating experiential and lifestyle-driven spaces into its master-planned communities, supported by a carefully curated tenant mix.
The acquisition of a controlling interest in Alabang Town Center builds on Rockwell Land’s broader retail expansion program. Recent and ongoing initiatives include Power Plant Nepo in Angeles City, Pampanga; the expansion of retail spaces within Rockwell at IPI Center in Cebu City; and the development of Power Plant Mall Bacolod in Rockwell Center Bacolod, among others.
Alabang Town Center currently accommodates more than 500 retail and office tenants. Given its size and strategic location, the property offers substantial opportunities for phased redevelopment and long-term value creation, further strengthening Rockwell Land’s position in the country’s premium retail and mixed-use development segment.
