GERI Launches Villa Scala, an 18-Hectare Coastal Residential Community at Nascala Coast

Global-Estate Resorts, Inc. (GERI), the leisure and tourism subsidiary of Megaworld, has announced plans to develop Villa Scala, an exclusive beachside residential village within the 116-hectare Nascala Coast township in Nasugbu, Batangas. The project marks the first residential community to rise within the master-planned coastal estate and signals the next phase of GERI’s vision for the area.

Occupying 18 hectares of gently rolling coastal land, Villa Scala will feature 217 premium residential lots with lot sizes ranging from 407 to 1,081 square meters. Each property is designed to take full advantage of sweeping views of Nasugbu Bay, the West Philippine Sea, and the surrounding mountain ranges, offering residents a serene environment that blends coastal living with nature. Inspired by the charm of the Amalfi Coast, the village is envisioned as a nature-oriented community that celebrates open spaces, scenic vistas, and relaxed seaside living.

According to Rachelle P. Hernandez, First Vice President of Megaworld Global-Estate, Inc., Villa Scala reflects the company’s commitment to preserving Nasugbu’s natural character while creating a long-term residential address. The development is positioned within one of Batangas’ most prestigious coastal corridors, an area known for luxury resorts and private beach communities, making it an attractive destination for homeowners seeking an upscale coastal lifestyle. Future residents are also expected to benefit from access to a nearby marina designed for yachting, sailing, and other high-end marine activities.

A key feature of the village is the Villa Scala Clubhouse, strategically perched on a cliff near the shoreline. Designed with a contemporary take on Positano-style Mediterranean architecture, the clubhouse combines minimalist forms with the warmth of Southern European coastal design. Floor-to-ceiling glass walls frame panoramic sea and landscape views, while amenities include a cantilevered infinity pool overlooking the coast, function rooms, a fitness center, and an open courtyard that maximizes natural light and unobstructed views.

Nearly 40% of the village will be dedicated to landscaped parks and open spaces, reinforcing its low-density and nature-focused character. Wide 15-meter roads and an underground cabling system for power and telecommunications will further enhance the community’s aesthetics and preserve sightlines.

Development of Villa Scala is set to begin next year, with full completion targeted by 2032. Upon completion, the project is expected to generate approximately P7 billion in sales. Located about 2.5 hours from Metro Manila and one hour from Tagaytay, Nascala Coast is accessible via SLEX, CAVITEX, and the Ternate–Nasugbu Highway, with the upcoming Cavite–Batangas Expressway (CBEX) poised to further improve connectivity.

As an integrated leisure estate, Nascala Coast is being developed as a premier tourism and lifestyle destination, combining residential villages, beachside condominiums, commercial hubs, mixed-use centers, and vibrant town centers into a cohesive coastal township.
