Cebu Landmasters, Xavier University Partner on ₱120-Million Manresa Access Road to Boost Cagayan de Oro Connectivity

Cebu Landmasters, Inc. (CLI), in partnership with Xavier University (XU), is advancing urban mobility in Cagayan de Oro through the development of the Manresa Access Road, a ₱120-million strategic infrastructure project designed to strengthen connectivity between Uptown and Downtown districts. Built on land jointly contributed by CLI and XU and fully funded by CLI, the project underscores a shared commitment to sustainable township development and long-term urban growth.

The initiative was formally marked by a concrete pouring ceremony on January 23. Once completed in the fourth quarter of 2027, the 2-kilometer, 10-meter-wide road will directly link Masterson Avenue to Balulang Road, providing improved access to the city center via the Macasandig Bridge. The new corridor is expected to ease traffic congestion, shorten travel times, and enhance daily mobility for residents, students, workers, and businesses, while supporting economic activity across the city.

The Manresa Access Road complements Manresa Town, CLI’s 14.6-hectare integrated university township that is seamlessly connected to Xavier University’s Masterson Campus, known as the “Campus of the Future.” Both developments prioritize sustainability and quality of life, featuring generous open spaces, green areas, wide roads, and dedicated bike lanes. The township’s proximity to 28 hectares of protected forest further reinforces a balanced approach to urban growth and environmental stewardship.

“Manresa Town is built to shape the future of Uptown CDO. By creating a sustainable, connected, and vibrant community for students, educators, and residents, it supports the city’s growth and enhances quality of life,” said CLI Chairman and CEO Jose Soberano III. Strong market confidence has already been demonstrated by One Manresa Place, the township’s first residential project, which generated ₱4 billion in sales within two days of launch and is now 99% sold. With over 130 projects across 18 cities in the Visayas and Mindanao—and an upcoming entry into Luzon—Cebu Landmasters continues to position connectivity-driven infrastructure as a cornerstone of inclusive and sustainable development.
